Rental management: we manage your let property.

A let property brings work with it: finding a good tenant, following up the rent, indexing, arranging repairs and keeping everything legally in order. As rental manager we take that off your hands, for a house, an apartment, a garage or a commercial property in Ostend and the surrounding area. You receive the rent, we do the rest.

Let apartment building in Ostend managed by Agence Jacobs

Rent paid on time

We follow up every payment, send reminders when needed and transfer the balance to you after the statement.

Trusted tradespeople

Plumber, electrician and painter we have worked with for years. Quick on site, fair prices, we follow up the work.

Legally in order

Lease, inventory of fixtures, registration, rental deposit and indexation in line with the current tenancy legislation.

One point of contact

Christophe Jacobs knows your property and your tenant. One phone number for you and for the tenant, no call centre.

Letting without having to chase things yourself.

Those who let a property themselves are also responsible themselves: for the choice of tenant, for the administration, for every leaking tap and every late payment. Many owners also do not live near their property at the coast.

As rental manager we manage your property in the long term, financially, administratively and technically. You decide, we carry it out and keep you informed of every letting, notice and important decision.

What we do for you

  • Setting a market-rate rent after a site visit
  • Putting the property up for rent, accompanying viewings and screening candidates
  • Drawing up and registering the lease and the inventory of fixtures
  • Setting up the rental deposit and arranging the transfer of water and energy
  • Collecting rent and charges, annual indexation, reminders in case of arrears
  • Having repairs and maintenance carried out by trusted tradespeople
  • Paying invoices and a periodic statement with transfer of the balance
  • Assistance with disputes and, in consultation with you, with legal proceedings

Three parts, one management.

Financial, administrative and technical management belong together. That is why we take on all three, without you needing a separate contract for each.

01

Financial and legal

Following up the monthly rent and costs, passing on the charges, reminders in case of arrears, annual indexation and payment of the invoices. Each period you receive a statement of income, costs and management, with the balance in your account.

02

Administrative

From the rent to the handover of the keys: putting the property up for rent, viewings, screening candidates, choosing a tenant in consultation with you, drawing up the lease and the inventory of fixtures, registering and setting up the deposit. All contact with the tenant goes through us.

03

Technical

Faults and repairs we resolve with trusted tradespeople. For larger works we request quotes and choose the best contractor together with you. We follow up the work and are present at an insurance assessment.

How the management works.

From the first conversation to the annual statement: four steps, one point of contact. We also take on the management of a property that is already let today.

Arrange an introduction
  1. Introduction and site visit

We look at the property, set a market-rate rent and send you a clear management agreement with the fee.

  2. Finding a tenant or taking over the file

If the property is empty, we put it up for rent and screen the candidates. If it is already let, we take over the current lease and the deposit.

  3. Day-to-day management

Collecting rent, indexing, arranging repairs and answering all the tenant's questions. You hear from us when there is something to decide.

  4. Statement and reporting

An overview of income and expenses, the balance in your account and a clear report with every letting or notice.

Rental manager or building manager?

Two forms of management that are often confused. We do both, from the same office.

Rental manager

Manages your own let house, apartment, garage or commercial property: the tenant, the rent, the repairs and the administration of that one property. The client is you as owner.

No-obligation request

Building manager (syndic)

Manages the common parts of a building with several owners: entrance hall, lift, roof, accounts and the general meeting. The client is the owners' association (VME).
